A recent example of this was last year where they received instructions to sell a garden flat in central Brighton that was marketed jointly between the residential sales team and auction department. The property, scheduled to be included within their November auction, was immediately agreed to be sold by their residential sales team and exchanged comfortably before the auction date. Simon Caplin said: “The great thing about our dual approach is that there is a natural deadline (the auction date) from day one which focuses everyone’s mind to exchange contracts straight away. In the event this does not happen, our client has the back-up of the auction which really does protect them from the uncertainties, stresses and strains of selling as well as abortive legal fees. “Situations such as this are of course common place for us, with interdepartmental cooperation extending to both our commercial and lettings department as well. We offer the same service to clients with our Bognor and Chichester offices, again to great effect.

“There are very few firms in our city who are able to provide a service as comprehensive and efficient as ours, which whilst being good for us, is a shame really as many vendors are missing out, unless of course they come to us.”
