Bay-fronted 42 Lansdowne Place, arranged as five self-contained flats, was bought by an investor for £1.045 million after a saleroom bidding war. The substantial Grade II Listed, mid-terrace, four-storey property smashed its freehold guide price of £750,000 at the Brighton Metropole sale held by Clive Emson Auctioneers.

Auctioneer Richard Payne said: “We were delighted to achieve more than £1m for this stunning investment property building – it shows there are plenty of buyers out there for the right property. The building, in a sought-after seafront location at the southern end of Lansdowne Place, currently generates £25,500 per annum in rent with two flats empty. Fully occupied it would be around £45,000.”

It was among 25 lots in Sussex and Surrey being offered by regional land and property auctioneers Clive Emson that week. The lots generated more than £3.9 million in sales with an overall 85% success rate.

At 95 Widdecombe Way, Brighton, a five-bedroom semi-detached house for updating was sold prior to auction with a freehold guide price of £295,000+.

A studio flat for investment or occupation within the popular West Hill Conservation Area at 73 Buckingham Road, Brighton, went under the hammer for £102,000 leasehold with vacant possession.

A freehold rectangular parcel of land in Shoreham was sold for £26,000, beating its lower guide price by £16,000.

The 1,300 sq ft plot in front of Northbourne Medical Centre in Upper Shoreham Road, would suit a variety of uses, subject to all necessary consents being obtainable.
