There are many things you can do in 90 minutes, such as watching a game of football for example, taking the kids to the park perhaps, or maybe watching a re-run of your favourite film? Well now there is another trend to be added to the list, namely selling your property. Hang on a moment, surely it is not possible to sell any type of property in such a ridiculous short space of time because it usually takes about three months or so of unadulterated aggravation, stress, expense and uncertainty, yes, this is the system we are all used to is it not? Well it is unless you choose to sell by auction as with this alternative just about anything is possible.

Let me take you back a few days to 14:40 last Thursday 21st April whereupon a pre-auction offer was received for one of our client’s properties. The intending purchaser advised that he has read though all of the legal documentation and would like to call into my office, pay the 10% deposit and exchange contracts, something that took place some 90 minutes later at 16:10. So from our rather delighted client’s perspective they went from not having a buyer at all to exchanging contracts on their property just one and a half hours later, and all for the price they desired.

This really exciting transaction formed part of our hugely successful auction that took place on the 26th April and yielded seven sales from the nine available properties that were offered and included a residential freehold investment in Littlehampton that sold for in excess of the higher end of its guide, a ground floor flat in Brighton that two buyers went head to head on ensuring the final price was comfortably in excess of the top of the quoted guide. 14.5 acres of open land in Bognor Regis had created a lot of pre-auction interest and sold on the day to one of our telephone bidders whilst a short distance away on Bognor Seafront, a studio flat sold prior to the day of the auction. The most anticipated lot that had caused a wonderful amount of interest was an investment property comprising of a two bedroom purpose built flat in Rottingdean that was occupied by an Assured Tenant and sold for some £18,000 over the top end of the guide. Last but by no means least, a vacant one bedroom flat in Eastbourne sold for an amount in excess of the lower end of the guide price.
