Bidding War Over Rooms with a View:

A saleroom bidding war led to a top floor flat with uninterrupted panoramic views of the sea and South Downs being sold for £455,000 at auction.

The two bedroom flat at 31 Victoria Court, Grand Avenue, Hove, was part of the auction held in Brighton by Britain’s largest independent regional land and property auctioneer, Clive Emson Auctioneers.

Auctioneer Richard Payne said: “There was no shortage of interest in this rare opportunity to acquire a spacious top floor flat, including a roof terrace, with stunning views.

“Situated on the tenth floor of a purpose-built block, the flat is located close to amenities and is just off the seafront in the sought-after residential area between Kingsway and Church Road.

“The enduring appeal of homes with sea views continues unabated and we are achieving good prices from buyers seeking the high life.”

lA plot of land with potential adjacent to 21 Chestnut Way, Newhaven, was sold for £70,000 freehold.

The rectangular plot measuring 0.11 acres (0.04 hectares) is in an elevated position adjacent to Hawthorn Rise off Valley Road in the town’s popular Valley area. Richard said: “The potential of this site, with established homes nearby and shops, amenities and the A259 coast road within easy reach, was recognised by bidders.”

House with Six Acres of Woodland Sells for £470,000:

A semi-detached house set in more than six acres of woodland near Petworth was sold at auction for £470,000.

The property, 2 Upper Elidge Cottages at Bexley Hill, Petworth, was among 161 lots in the auction held by Clive Emson Auctioneers.

The three-bedroom property, set in an elevated position at the heart of the South Downs National Park and with panoramic rural views to the rear, was offered jointly with Henry Adams of Midhurst with vacant possession.

Auctioneer Richard Payne said: “This rare opportunity to acquire a character property, in need of refurbishment, but with gardens and woodland extending to 6.59 acres (2.67 hectares) surrounding the house, was quickly snapped up.

A single-storey former office building set in 0.16 acres (0.07 hectares) of land in the village of Kirdford, between Petworth and Billingshurst, went under the gavel for £78,000. The Workshop in Petworth Road, on the outskirts of the village and within easy reach of the A272, is offered jointly with Crick May. Richard said: “The site was considered suitable for development, subject to all the necessary consents being obtainable.”

Land with Homes Consent Sold:

A plot of land near Uckfield with planning permission for four houses was also sold at auction.

The 0.33-acre (0.13-hectare) plot in a popular residential area went under the gavel for £375,000. The auction was held in Brighton by Clive Emson Auctioneers.

The land, at the top of a cul-de-sac adjacent to 40 New Barn Land, Ridgewood, was among 161 lots in the auction. Senior Auction Valuer Emma Attrell said: “Planning permission was granted in September for four homes, garages and parking – and that proved a big attraction.”

“We are not aware of the buyer’s intention, but is considered that when developed the properties would be suitable for resale or would make attractive family homes.”

The site is conveniently located close to Victoria Pleasure Ground and with half a mile of Uckfield town centre’s shops, amenities and rail station.
