Plans to replace a dilapidated bungalow with a two storey house have been refused.
An application was made for the detached property at 17 Old Fort Road, Shoreham, to be demolished so a new four-bedroom house could be built in its place.
A previous plan for two three-storey properties on the site had previously been rejected.
Residents are now starting to work on a neighbourhood plan which will provide guidance for future property developments in the area.
