Firefighters have deemed the substance not to be dangerous, but was chemical in nature and the occupants of the office have been advised to open windows to clear any lingering fumes.

The owner of the newsagent in Edward Street, opposite the end of John Street, said: “There are blue lights flashing and a lot of people watching.”

East Sussex Fire and Rescue Service describe the incident as involving hazardous materials and items.

Eyewitness Tom Yates, 34, of Hove, was driving down John Street to drop a friend off at work when he saw fire crews taping off the road.
“They were literally just taping off the road and told me to get back.
“There were lots of fire crews standing around in a huddle doing something.
“It looks like the Amex building they're interested in.
“They don’t just close the road for nothing.”
