Firefighters battled through the night to put out a fire which destroyed a dry cleaner's.
Around 50 firefighters from across West Sussex tackled the blaze at Sparkle Dry Cleaning on an industrial estate in Royce Road, Crawley.
The fire started just before 2am today and it took more than three hours to bring it under control.
The area was treated as a potential chemical risk because of hazardous substances in the building.
An aerial ladder was brought in to help deal with the fire, which is believed to have started accidentally.
The single storey building was completely destroyed and a building next to it was partly damaged by smoke.
Crews were still at the scene this morning and are expected to stay for several hours to make sure the area is safe.
Drivers faced delays during this morning's rush hour as Royce Road and Fleming Way were closed while work continued.
