Fire crews are tackling a blaze which broke out in two derelict buildings on the seafront.
They were called to the properties in Kingsway, Hove, opposite the King Alfred at 6.34pm today.
The fire, next to the Princes Marine Hotel, is believed to have spread through the ground and first floor.
No one has had to be evacuated from the hotel and crews are using an aerial ladder platform, three hose reels and foam to douse the flames.
