£150 million Worthing regeneration project to be discussed by councillors

A £150 million regeneration project could take a step closer towards becoming a reality.

The redevelopment of the Teville Gate shopping area in Worthing will be discussed at a Worthing Borough Council development control committee next week.

The project, which has been put forward in various forms over almost 20 years, features a nine-screen cinema, restaurants, office space and a health and fitness centre in its latest proposal.

Two eye-catching residential towers, 17 and 14 stories high and containing 229 apartments, are also proposed along with 31 other apartments and parking for almost 1,000 cars.

The project, which has been drawn up by Brighton-based Russell Drage Architects on behalf of site owners Hanson Capital Management, could bring more than 1,000 jobs to the area.

Changes to previous plans have seen the incorporation of a large food store, an 88-room hotel, a conference hall and exhibition space and the provision of a replacement multi-storey car park rather than underground parking.

The apartment towers would be built with coloured squares which would be illuminated at night.

Worthing council leader Paul Yallop said the time and effort that the site owner’s had spent developing the plans had left him optimistic that this time they would become a reality.

He said: “The site is the gateway to Worthing town centre and for many years we have looked at getting the site redeveloped and after many false dawns, we hope this will work.

“It will bring a significant range of employment opportunities which will be a welcome addition to Worthing.

“Everything the developers have told us indicate that they have a financially viable plan.”

Council planners have advised councillors to give the go-ahead to the project despite issues with highways access and affordable housing still needing to be resolved.

The centre was built in 1969 and originally comprised of 26 retail units although only four now survive.

Several groups have objected to the elements of the proposal including the South Downs National Park Authority on the impact the high-rise project will have on views from the Downs and The Cinema Theatre Association which says the multiplex is unnecessary because the Dome already fulfils the cinema needs of Worthing residents.

The plans go before Worthing Borough Council on Wednesday June 29.

The Dome serves the needs of Worthing residents in terms of cinema? Do me a favour. Everyone I know goes to Chichester or Brighton to watch films, or up to Crawley.

I would love to see how they arrived at that answer!

How can you say that, the Dome has TWO screens! That means if Worthing residents want to go to the cinema they have a choice of two films! C'mon, you can only watch one at a time!

It's no reason people say Worthing is 20 years behind Brighton! I hate walking through Teville Gate. Horrible area.

Worthing Council should approve this regeneration. Worthing needs a good waking up and this development could be what makes the town better than it is now. Come on councillors approve it!

Almost 20years try 30.Why is it when anyone wants to build or do anything new in any village,town or city they come out with the same rubbish,it's what the area needs,it'll bring new life into the area more jobs,more vistors,seen it read it heard it.Will someone come up with real ideas that work,not ideas that depend on big multi nationals companies to back them with promises that they will open new stores in the town which they end up not doing.

Agreed, GIVEUP. The sort of companies that occupy the new Teville Gate will not be local ones. "Food store". Why don't they just call it a "supermarket" because that's what they mean.

That will be bad for the local economy, not good for it. The profits go out of town with the big firms, and job creation on this scale means job losses and business failure for others already in the area.

Backward thinking in a backwater town, yes, but the corporate invasion is national.

There are enough empty shops in Worthing without building a few more.
And do we need yet another supermarket?
Some of the lowest areas in the building should be for cars owned by the residents of the flats in this high rise complex.
Ler us hope any public car parking will have enough CCTV to monitor the 'herberts' who will try to break into cars etc!!!

Some multiplexes charge sky high prices im happy to cruise off to the marina now and then been doing it for yonks free parking at nights very thoughtfull

It's not just about shops. There'll be a cinema (which would make the Dome Cinema look as pathetic as it already is), restaurants, hotel, conference facilities. It's what Worthing needs.

But hey, I'm a Brightonian looking from the outside in. I'd visit Worthing more often if it was nicer. Chichester did good when they built Chichester Gate. Worthing should come into the 21st Century. Enough of the potential NIMBYism.

I am NOT against a new and better use of the dreadful Teville Gate site, but does the town need more shops - the existing vacant ones in the Broadwater Bridge area are yet to be let
