Eastbourne Borough's hopes of avoiding relegation took a huge blow as they let a two-goal lead slip against rock-bottom Grays Athletic.
Borough seemed to be cruising in the first half after being given the lead within two minutes by Jamie Taylor.
Luke Rooney doubled the advantage on his debut after 28 minutes and Borough could easily have been 5-0 up at half-time.
Taylor missed a penalty, Gary Elphick headed against a post and Liam Enver-Marum missed the target when clean through.
The game turned on its head in the second half though as Grays stormed back into it. They pulled a goal back in the 64th minute when a long throw from Harlee Deans reached Wayne Gray at the near post and he turned to fire home.
Deans equalised with ten minutes to go as he converted from a low Jamie Guy cross at the far post and only two fine saves from Danny Knowles and a goalline clearance from Rooney prevented Grays from taking the lead.
Borough still had a chance to win it right at the death when Joe Benjamin had an effort cleared off the line and then Matt Crabb fired into the side netting from close range.
