Albion have released long-serving trio Kerry Mayo, Gary Hart and Guy Butters.

They are among TEN players not offered new contracts after the Seagulls narrowly missed out on the League One play-offs.

Paul Reid has also been released, along with David Martot, Sam Rents, Shane McFaul, Sonny Cobbs, Lloyd Skinner and Chris Winterton.

Five others have been offered new deals. The list of players retained surprisingly includes Doug Loft and Scott Chamberlain.

Mayo was told his 12-year career with the Seagulls is over just hours before jetting off with team-mates last night for an end-of-season break to Spain.

The left-back made his 410th appearance for the club as a late substitute in last Saturday's closing 1-0 home defeat by champions Swansea after starting the season with a testimonial against Reading at Withdean.

The versatile Hart, who made 378 appearances in ten years, will no longer be an Albion player when he returns for his testimonial at Withdean in July.

Veteran centre half Butters, currently on a coaching course, played more than 200 games in six years with the club.

Boss Dean Wilkins said: "It's never easy making these decisions, particularly players who have served the club so well for a number of years, but we have given each individual very careful consideration.

"It is the nature of the game that to be competitive we have to make tough decisions. It may sound like hollow words but I would like to thank each of the players for their professionalism and service and wish them well for the future."

Loft has been offered another year following his first League start of the season in the Swansea defeat. Chamberlain has been awarded a six-month contract, despite making only one substitute appearance for the first team in two years.

Goalkeeper John Sullivan, rookie striker Sam Gargan and utility player Wes Fogden have all been offered a year.

Adam Hinshelwood, who has been plagued by knee problems, will be given a chance to prove his fitness.

These are exciting times now for our club with Falmer just around the corner as well.Wilkins i believe has made the right choices in releasing these players so he can bring in better and fresher players for the new season ahead.Well done to Naylor and his team for an excellent coverage of this seasons football and news.Roll on August

Couldn't Wilkins have slipped in his assistants on the list as well??
Lastly, why did he pay for McFaul ???

No Surprises really. With all those players leaving should be an interesting summer watching the transfer market. Hope we can sign Stephen Gillespie and Richards for starters.

why would we want gillespie? we have loft!! why richards when we have......... ah hope the move is done or ipswich will make you pay for off loading three full backs! lets hope richards does not get injured! the reason mayo was here for ten years is left backs are hard to find, club are skint cant see gillespie sign for less than half a million

we have doug loft,
he will be the answer
to our preyers,surely there is more dead wood still to go.

I think dean wilkens has shown that he is willing to be ruthless for the better of the club so surely that is a positive, i think most fans forget big decisions aren't his alone, that he has only but a say in what actually goes on. It is sad to lose long serving players, however, surely no one can complain about losing butters he's ready to step down, it is a shame about hart and mayo and I'm not a million % sure why chamberlain has stayed, albeit for 6 months, let's hope our young players like elphick, fraser and gargan, all local boys can fulfill their potential and we can move onwards and upwards

we won't sign anyone. The club are basically saying that without Falmer we have no income - hence the £2.8m. loss - so what he is saying here (DK) is that "well, we'll get to falmer, then we'll spend some money" - so expect another season of mediocrity.

WOW, COULD BRIGHTON AND HOVE ALBION GET A WORSE MANAGER????!!!! WHY NOT SEND HIM PACKING RATHER THAN PLAYERS WHO ACTUALLY DO THE TEAM GOOD. SACK WILKINS!!

The clearout is good but will only work if we get the right additions to the squad. Need Richards and Westlake. Three other signings wilkins must look at is Darren Anderton, Jo Kuffour (both bournemouth) and George O callaghan
