Whilst it will be very hard to leave my home, I am doing so to be closer to my family. If I could pick up this house and the Close and take it all with me, I would! Since moving here in 2011 as a brand new home, I've enjoyed decorating it to my taste and creating the garden into what it is today. All my neighbors are absolutely lovely and living on Hammonds Ridge means that not only is it lovely and peaceful, it is also close enough to Tesco and there are no end of lovely walks that more or less start at the end of the road. - Julie

Hammonds Ridge has always been a development in demand. Its proximity to the A/M23 link road to London, the M25 and Brighton has always been a draw.

Selby Close is a small close containing just 7 properties, neighbouring a friendly and quiet community giving this home the luxury feel of privacy. A perfect abode for families or couples looking for a sense of security and space. As soon as you enter it is clear to see this is a much loved home which has been tastefully decorated throughout and ready to move straight into.

The property itself incorporates a bright entrance hall, with downstairs WC, coat cupboard, and plenty of storage. A large, impressive dual aspect modern kitchen and diner, incorporating all integrated appliances (washing machine, dishwasher, fridge freezer, gas hob, and a double oven).

To the rear is a spacious living room, with double doors, allowing the room to flood with natural light, opening out onto a professionally landscaped, South Westerly facing garden, which has been beautifully planted and tended to by Julie over the last 9 years. In accompaniment to the garden is a large patio area which catches the sun all day. Perfect for table, chairs and some alfresco dining.

Upstairs there are four bedrooms; two excellent doubles and two generous singles. There is a contemporary family bathroom with an adjoining airing cupboard. The double bedrooms benefit from built in wardrobes and large windows with the master bedroom having the element of surprise, leading to an amazing walk-in dressing room, boasting 2 built-in double door wardrobes with storage space, and finally leading off into a large en-suite shower room, again with a contemporary and modern white suite.

Burgess Hill is perfectly situated in county for easy access to London, the Sussex coast, and beautiful countryside. It is a great place to live with leisure, shopping and entertainment all on the doorstep. It boasts excellent schools and good road and rail links. London is just an hour commute away while Brighton is 30 minutes.

The local area offers a wide range of leisure activities for all the family to enjoy from cycling, horse riding, great dining, and a newly refurbished Triangle Leisure Centre. Why not leave the car at home, being so close to the South Downs Nature Park enables explorers to enjoy the miles of stunning walks and breath taking views. You can even visit the fully working Windmill.

Other points to note are, the fabulous EPC rating assisted by the penny saving Photo Voltaic roof panels which will remain with the property. Should you wish to know more about these then please call us. The boiler is situated within the garage and has been serviced regularly, most recently December 2019 and manages heating the property through 2 zones, ground floor and first floor. The front of the property is laid to lawn and planted with established bushes with a driveway for 2 cars comfortably. Both the front and the rear garden also have lighting and there is an external all weather power point in the rear garden for convenience.
