Surrounded by idyllic grounds, this Grade II-listed cottage offers period charm and a wealth of opportunities for gardeners, equestrians and walkers alike. The property has excellent scope to develop further, with its existing outbuildings offering potential for additional income, for example livery or holiday rental.

The property is believed to date back to the 16th century and was originally Spatham Farm. It is presented in the traditional Sussex style, with tile hung elevations and the ground floor faced with flints. Internally it is equally characterful, with exposed beams and walls, brick floors and a vast inglenook fireplace. Though much of its period charm remains, the property has been sympathetically modernised and is now the ideal compromise of traditional and contemporary, with interiors presented to a high standard.

The ground floor accommodation is accessed from an inviting entrance hallway and includes two reception rooms, a study, cloakroom with wc, utility area and a wonderful open plan kitchen/breakfast room. The latter incorporates a central island an several integrated appliances such as a wine fridge, dishwasher, oven and microwave.

On the first floor there are four double bedrooms, including a master bedroom with air conditioning and an en suite shower room with twin basins, with the adjacent bedroom currently used as a dressing room. A family bathroom completes the accommodation.

In addition to the main house there is an annexe situated above the car port with a double bedroom, kitchen/sitting room and bathroom, which would be ideal for staff/grandparents or as rental potential.

Spatham Lane is situated at the foot of the South Downs on the rural outskirts of Ditchling, with excellent walk and riding on the doorstep. The picturesque downland village of Ditchling has a variety of local shops, including arts and craft workshops, a museum and Post Office, plus The Larder, an excellent delicatessen selling local produce and cafes such as The Green Welly. In addition, there are pubs including The Bull and The White Horse, a village church and a primary school. A wider range of shops are available at Hassocks, about two miles to the east, which also has a mainline train station to London Bridge/Victoria (approximately 55 minutes). The city of Brighton and the south coast are about nine miles distant. The M23/A23 provides good access to Gatwick and the national motorway network. There are a number of excellent schools in the area, including St. Margaret's Primary School in Ditchling, Downlands Community Secondary School in Hassocks, Hurstpierpoint College, Burgess Hill School for Girls and Brighton College.

Spatham Farm Cottage is set within beautiful grounds of about 8 acres, with a fabulous array of features to keep country pursuits enthusiasts occupied. There are wonderful mature gardens stocked with an array of plant varieties, from trees to colourful borders; a large pond; extensive vegetable gardens; paddocks; and an American-style barn (which will be completed within the next week and left as a shell for potential buyers to decide on its use) which could be used for livestock or storage. The grounds are stunning and have been beautifully landscaped, with a number of areas to sit and enjoy the surroundings. A particular highlight is the patio, with its pergola providing a lovely space to entertain alfresco.
