Britain’s leading independent regional land and property auctioneering firm has a new base in Brighton.

Clive Emson Auctioneers is now based at 83 Bates Road in the north of the city. Sam Kinloch, Director and Senior Auction Valuer, said: “We’re pleased with our new headquarters. It gives us plenty of space. It is also convenient for getting around the area – we are just off Preston/London Road and the A27 is just a short distance from the office.

“The market outlook is still positive. The national housing shortage remains, but local authorities such as Brighton Council are doing what they can to help facilitate planning schemes.”

Sam cited schemes at Brighton Marina, Circus Street Municipal Market and Preston Barracks where the council had been working with developers to provide much-needed accommodation in the city.

The next Clive Emson auction in Brighton features many lots, including a purpose-built flat in Hove.

The centrally-located flat in Eaton Court, Eaton Gardens is among 152 lots offered by the firm in May.

On the fourth floor, the three-bedroom flat has a leasehold guide price of £280,000+ for the remainder of a 124-year lease from 1973. It is offered jointly with John Cameron Associates.

Sam said: “This flat, offered with vacant possession, is considered ideal for investment or owner-occupation. It has a private balcony, entry phone system, passenger lift, communal gardens and is conveniently located in central Hove.”

Vacant land at Newhaven with panoramic sea views is being offered freehold with a guide price of £6,000-£10,000.

Plot 90, Block 17, Harbour Heights is rectangular plot of 232 sq m (2,500 sq ft) is just off Westdean Avenue. Auctioneer Richard Payne said: “The land would suit a variety of uses, subject to all the necessary consents being obtained.”

Clive Emson Auctioneers hold eight rounds of auctions at five locations from Essex to Cornwall on consecutive days every six weeks. The independent, family-run firm continued its flying start to year with the second round of auctions in March offering 170 lots across the south of England, raising a total of over £19 million for their clients.

The third of Clive Emson’s 2016 regional Sussex and Surrey auctions is at the Brighton Metropole on Wednesday 4th May at 11am.
