Plots of land on a farm at Lower Dicker, near Hailsham, went under the auctioneer’s gavel last week.

They were among 137 lots in the auction being held by Britain’s largest independent regional land and property auctioneer Clive Emson Auctioneers.

Four plots at Nabbscott Farm had been offered at Clive Emson’s Sussex & Surrey regional sale in Brighton on Tuesday, July 25.

? Plot 1, 0.73 hectares (1.81 acres), including a modern barn with solar panels let to a utilities company – went for £140,000.

? Plot 2, 0.64 hectares (1.58 acres), a rectangular strip of land providing grazing opportunities – was sold for £36,000.

? Plot 3, 0.81 hectares (2 acres), comprising pasture land accessed from the A22 – went for £36,000.

? Plot 4, 0.15 hectares (0.36 acres) including a mobile home, two former stable buildings and a driveway – was sold for £56,000.

Auctioneer Richard Payne said: “Our buyers recognised that this was a unique opportunity to acquire plots of land, some with agricultural/equestrian buildings, and all with vacant possession.

“The plots are situated on level ground in a semi-rural location north of the A22 between Golden Cross and Hailsham. There are excellent road links to the coast and surrounding areas.”

Investment opportunity snapped up:

A mixed use residential and commercial property in Eastbourne was also sold at the auction as an investment opportunity.

The freehold shop with a leasehold flat above at 10 The Broadway went for £48,000.

The property was offered jointly with Hunt Commercial.

Senior auction valuer Emma Attrell said: “We had decent interest from investors seeking to add to their mixed use portfolios.

“The property includes a ground floor shop let on a 15-year lease and the first floor flat sold on a 999-year lease. The shop generates £6,250 per annum.”

The mid-terrace property is located in a parade of shops known as The Broadway in Hampden Park – near to the train station and within two-and-a-half miles of Eastbourne town centre.

Land goes under the hammer:

A one-hectare (2.47-acre) freehold plot of land with potential east of Chanctonbury Road at Burgess Hill was sold for £30,000.

The land, rear of numbers 45 to 85, is close to the town centre and considered suitable for a variety of uses, including garden extensions and amenity space, subject to all necessary consents being obtainable.

Auctioneer Richard Payne said: “This plot had generated a great deal of interest prior to the sale and it was no surprise to see it snapped up.

Shop and flat sell at auction:

A shop and a flat with potential for conversion in Worthing were sold.

The property at 117 Newland Road was offered jointly with Spratt & Son and sold for £230,000.

Auctioneer Richard Payne said: “We topped the guide price on this property as bidders recognising the potential for conversion here competed for the lot.

“The terraced property, arranged as a shop with living accommodation over two floors, is just off the A24 close to Worthing town centre’s shops, facilities and amenities.

A triangular parcel of freehold land with potential adjacent to 71 New Road, Worthing, doubled its guide price to sell for £50,000. The 0.02-hectare (0.06-acre) site is located is a residential area just off Durrington Hill, south of the A27 and close to shops and amenities.

Richard added: “We considered this land suitable for a variety of uses, subject to all necessary consents being obtainable, and our purchaser bid well to secure it.”

Heaven’s above – church sells for £285,000:

An historic church in St Leonards was sold for £285,000 after a bidding war.

Hollington Methodist Church had been offered with a higher freehold guide price of £230,000.

Director and senior auction valuer Sam Kinloch said: “There was exceptional interest in this exciting opportunity to acquire a substantial detached church believed to have been built in 1887.

“The property’s potential for a variety of uses, including conversion or redevelopment with a scheme of residential units, subject to all the necessary consents being obtainable, delivered an excellent result.

“A pre-application for planning permission for conversion to three homes and a further two new build homes was submitted to the local authority last year.

Offered jointly with Meridian Surveyors, the property is on the corner of Battle Road and Old Church Road and the lot also included three garages and first floor storage to the rear.
