Firefighters have put out a fire that broke out in Shoreham High Street.
Emergency services closed off the road while they dealt with the flames from the basement of Premier Express.
Pictures from the scene show four engines on the street and heading into the property with breathing apparatus.
A witness said she saw smoke coming out of the newsagents.
She said: "We were just about to have coffee next door in Tom foolery when they getting evacuated."
A spokesman for West Sussex fire and rescue service has said the fire is now out.
