A lot has changed over the last year, including several of Brighton and Hove’s buildings.

While the UK has spent months in lockdown, building works across the city have progressed at a rapid rate while plans have been approved for further new developments.

We have looked at some of the largest developments currently being built in Brighton and Hove, as well as sites which have been given the green light:

1. The Longley Industrial Estate development, between New England Street and Elder Place, near Brighton Station

This development will see a high-rise building rise from the rubble currently visible at the site, providing 209 homes.

The project, headed by insurance and asset management company Legal and General, became Brighton's first Build To Rent (BTR) scheme when it was approved in March 2019.

A Legal and General spokesman said: "Committed to improving standards across the rental market, Legal and General is delivering high-quality, well-managed and specifically designed accommodation in urban locations.

"As Brighton continues to attract a talented and diverse labour pool and growing student population, this new scheme will play an important role in supporting the city’s increasing housing demands.

"Once complete, it will provide over 200 homes for elective renters in a central location."

Work on the site began in November last year. Developers hope to welcome the first new residents to the development in mid-2023.

2. New hotel in West Street, Brighton, to be built on former Hedkandi nightclub site

Builders have started demolition work at the site in West Street, Brighton.

An approved planning application shows a mixed-use development including a hotel is proposed for the plot.

The project will reimagine two existing sites running between 78 West Street and 7 Middle Street, which last operated as Hedkandi bar and nightclub.

In an application submitted in 2018, developers from Brighton architectural firm Morgan Carn Partnership described the previous building as soulless, saying it has a “negative impact on the character of the area”.

The approved development will be up to six storeys tall and include a 91-bed hotel, as well as a building containing 11 additional backpacker hostel rooms.

There will also be three two-bed flats and one single-bed flat.

3. The Valley Gardens Project in Brighton

Work on the final phase of the project to transform part of the city centre will begin this year.

It will include replacing the Aquarium roundabout in front of Brighton Palace Pier with a T-junction.

The Valley Gardens project started in September 2018, aiming to radically change the space between St Peter’s Church and Brighton Palace Pier.

Phases one and two of the three-stage scheme have been completed, with new road layouts, green spaces, bike lanes and pathways introduced between The Level and Old Steine.

Councillor Steve Davis, chairman of the Valley Gardens task and finish working group, confirmed that Brighton and Hove City Council is aiming to start works on phase three "later this year".

4. The Edward Street Quarter development just off Grand Parade in Brighton

The £120 million Edward Street Quarter project involves the redevelopment of the former Amex House site.

The development is set to be completed early next year.

It aims to provide 110,000 sq ft of office space in order to "attract creative businesses, ambitious start-ups, entrepreneurs and established companies".

There will also be a further 39,000 sq ft of space which will be filled with food and drink vendors, gyms, cinemas and retail units.

5. A new hotel in Cannon Place, Brighton, behind the existing Hilton Metropole

Plans for a new hotel just off Brighton seafront have been approved, with councillors saying that it would improve the look of the area.

The proposed building would replace the conference and exhibition space at the back of the Metropole Hotel.

But the new nine-storey hotel would retain the Grade II listed facade at 31-32 Cannon Place, by the corner of St Margaret’s Place.

The owner of the Metropole site, Topland, wants to build a nine-storey hotel with 221 bedrooms with staycations looking likely to boom amid the Covid pandemic.

6. Student flats approved in London Road, Brighton

Plans for 156 more student flats in London Road, Brighton, have been approved.

The scheme would see the former Marks and Spencer building, which currently houses Peacocks, Iceland and Poundland stores, demolished to make way for the flats.

Developers say the “retail space is being preserved”.

7. New student flats in London Road, Brighton, to replace supermarket

Much of the structure of new student flats being built in London Road, Brighton, is now visible as it rises from the former site of a supermarket.

The site was formerly occupied by a building which housed a Co-op and a Boots store and an empty snooker hall.

The shops were shut in September last year and the building was demolished to make way for the new development, which was given planning permission in March 2019.

The plans outlined a five-storey which included space for 232 student flats as well as shops on the ground floor.

8. Hove Gardens scheme

The £67 million scheme to build more than 200 flats in blocks up to 18 storeys high has been approved.

The company behind the scheme close to Hove Station, Watkin Jones, hopes the warehouses currently on the site could be demolished later this year.

And it hopes the “build to rent” scheme, in Ellen Street, backing on to Conway Street, could be ready for its first tenants in April 2023.

The scheme – known as Hove Gardens – also includes a community area and space for shops, offices or cafés.
