A new tool has calculated that it takes an average of 16.67 weeks, or 117 days, to sell a property in the Brighton area.

Professional house buying firm Property Solvers's sped of sale tool calculated the figure based on more than 1,400 sales in BN postcodes, which cover an area from Littlehampton in the west to Pevensey in the east, between March 2020 and March 2021.

Within the BN area, houses in the BN3 postcode sold the fastest with the 71 tracked house sales taking an average of 89 days to complete.

The BN3 postcode covers parts of Hove including Hangleton, Aldrington and West Blatchington.

However, house sales were far slower in the BN10, BN11 and BN42 postcodes during this 12 month period.

Here, the 82 tracked property sales took an average of 137 days to complete. BN10 covers Peacehaven, Worthing is in BN11 and BN42 includes Southwick.

Property Solvers co-founder Ruban Selvanayagam said the average time it took to sell a house had increased over the last 12 months as a result of the many complications provided by the coronavirus pandemic.

Yet, despite this, demand for properties remained high.

He said: "Although buyer demand hasn’t waned over the course of the pandemic, the length of time for transactions to complete has certainly lengthened.

"Operational activity has still pretty much continued, but the home sales industry – like many others – has had to learn to adapt over the last year.

"Many solicitors, mortgage brokers and other professionals in our sector have been working from home which has often resulted in administrative and other operational delays.

"However, with positive news around the vaccine roll-out, as more people gradually return to offices and agencies, we’re cautiously optimistic about things picking up over the course of the year."
