THE first homes at a major development have gone on sale to prospective buyers.

A limited number of three-bedroom and four-bedroom properties at New Monks Park in Lancing have been made available for "off-plan" reservations, which means they can be bought before building work is complete.

Prices range from between £485,000 and £525,000 for the detached three-bedroom houses, and upwards of £599,950 for four-bedroom ones, all of which come with garages.

New owners would be able to move in by the autumn, subject to building progress.

The development, which also includes an Ikea store, a 28 hectare country park and land for a new primary school, will see the area transformed with a total of 600 new homes, including apartments and houses.

Planning permission was given last year in February and construction began soon after on the Ikea side of the development, while the land was acquired for homes in the Mash Barn Lane area last July.

Cala Homes, which has developed the scheme in collaboration with New Monks Farm Ltd, describes the development as a "stunning new residential community" and said there has been a high level of interest in the properties.

Three show homes and a marketing suite will be opened as part of the development launch next month and Cala Homes is currently taking bookings for appointment visits.

A spokesman said: “We have recently released a small number of three and four-bedroom homes at New Monks Park which are exclusively available for off-plan sale ahead of our launch at the end of May.

"These first plots are expected to be complete and ready to welcome homeowners in autumn 2021, subject to build progress.

“New Monks Park is a flagship scheme for Cala, and we are receiving a high level of interest in our upcoming homes.

Cala Homes said 30 per cent of the properties have been allocated as affordable housing, in a mix of rental and shared equity tenures, but prices for these homes have not yet been made available.

The residential development, which is just over a mile away from Lancing beach, will also include neighbouring play areas, a community centre and an A27 access roundabout.

Work has already begun on the new three-way junction with the A27, and restrictions in the contract mean a maximum of 249 homes can be occupied before the roadworks are completed.

A planning application submitted in November to construct a fourth arm from the approved New Monks Park roundabout to Coombes Road, is being considered by Adur District Council.
