LANDLORDS in Brighton spend more on annual maintenance than in any other UK city.

They can expect to pay £1,433.35 in upkeep and repairs each year – 32 per cent more than the national average.

And 40.1 per cent of landlords said they attempted to make repairs themselves, citing either time constraints or money saving.

But nearly one fifth said they regretted doing so.

Alison Wild, from Towergate Insurance which conducted the research, said: “There is no legal requirement to obtain landlord insurance, however it is a great way to avoid putting yourself at financial risk in the future, giving you peace of mind.

“Landlord insurance protects you as the property owner from financial losses connected to the rental, such as theft, fire, or weather damage and can be extended to include coverage for things like loss of rent.”

The insurance company also said that while DIY repairs may be okay for chipping paint or old carpet, they may not be as cost-effective as they first seem.

Paying for a professional tradesman can help you save money in the long-run and avoid any extra costs when repairs are required, it said.

The average amount spent by landlords on maintenance in the UK is £1,088 each year.
