Beach houses in Sussex are some of the most expensive in the country, with prices going up as much as 76 per cent in a year. 

New research has revealed the average price of a beach hut is East Sussex has reached £37,182. 

This represents an increase of more than 40 per cent on the previous year. 

While beach huts are on average less expensive in West Sussex at £28,868, prices there have increased dramatically from just £16,349 last year.

Increases are happening across England, averaging a 43 per cent in the last year alone, although in some counties, this increase is as high as 101 per cent.

“While the rest of the UK property may be slowing under the pressure of economic uncertainty, it certainly doesn’t seem to be impacting the appetite for the Great British beach hut, with the average price tag having shown positive growth across all areas of the market over the last year," said Ed Molyneux, co-founder of Moverly, a site which provides information packs for properties and carried out the research.

"Beach huts continue to command an extremely healthy price given their rather modest offering and this is down to their seaside adjacent location, as well as the finite level of stock available on the market to prospective buyers."

In Dorset, average beach hut prices have doubled in the last year from £61,608 in 2022 to more than £123,000 this year.

Mr Molyneux added: "Of course, much like the regular market, the price of a beach hut will differ depending on location and it’s fair to say that Dorset, home to the prestigious Sandbanks, is by far the most exclusive area of the beach hut market. And it shows, with the average cost of a beach hut in the area costing almost £124,000.”

Prices of regular bricks and mortar homes have increased in the same period though nowhere near as dramatically.

East Sussex represented the highest increase of those in the top ten beach hut list, with prices rising by 8.3 per cent from 2022 to 2023.

The average price of a home in the county was £338,049 in February 2022, but this has risen to £366,215 this year.
