Jones Homes purchased the land next to its Folders Grove development on Friday, July 4.
The development will be called The Oaks at Folders Grove.
Mid Sussex District Council granted planning permission in April. Construction is scheduled to begin in spring 2026, with homes expected to go on sale later that year.
Sara Stanhope, sales and marketing director for Jones Homes Southern, said: "With planning permission already in place, this land purchase enables us to progress with our plans to deliver an additional selection of desirable homes for the area.
"We have planned a neighbourhood that will fit in seamlessly with the existing development and provide much-needed high-quality housing while respecting the landscape."

The 40-home scheme will encompass 28 private residences and 12 affordable housing units.
The private homes will feature two, three and four-bedroom configurations. The development will be located off Folders Lane in Burgess Hill.
Ms Stanhope added: "The location is attractive and sustainable because the services people need such as healthcare, shopping, schools and public transport, are available nearby.
"We are very much looking forward to beginning construction of The Oaks at Folders Grove in the spring of next year."
Jones Homes has committed more than £600,000 to enhance local services and infrastructure as part of its planning agreement.
This investment includes more than £380,000 for educational purposes.
Jones Homes' previous project, Folders Grove, completed in 2023, comprised 73 homes and contributed more than £1.2 million to local services and infrastructure.
