Controversial plans for a number of self-build homes have been refused, in a victory for dozens of objectors.

The proposed development at Glebelands Field on Lodge Lane, in Bolney, near Haywards Heath, had sought permission in principle for nine self-build houses.

The application was only for the principle of development, so no detailed layout or design plans were submitted.

Despite this, the plans received almost 60 objections from residents, who branded the proposed site "wholly inappropriate".

One resident said: "First and foremost, access to the proposed site is very limited as it lies along a small country lane.

"Our lanes cannot take any more traffic and certainly not heavy construction vehicles.

"Even the refuse collection has to be done by reversing the vehicle along the road."

Another said: "This is a totally unsuitable site for housing. It is agricultural land and outside of planned development area.

"It is a narrow lane with blind bends and would not benefit from further traffic, least of all large lorries.

"This is unsustainable."

Bolney Parish Council also "strongly" objected to the scheme, arguing the location was inappropriate for new housing under both the district and neighbourhood plans as it was "open countryside", outside of the built up area of the village.

The council added that the proposed homes would "double" the amount of dwellings on the lane, and would raise "serious concerns" for pedestrian safety, as the road lacks pavement.

Despite concerns over traffic, highways authorities offered no objections to the scheme.

However, a report noted that the site was "not sustainable in terms of very limited public transport options" and that future occupants would "predominantly be reliant on the car to access local services."

In rejecting the scheme, planning officers said the proposals would harm the "semi-rural character of the area."

Last year, plans for 200 homes were approved in Bolney, under a scheme that would see the amount of houses in the village almost double in size.
