An application from Hathaway Opportunity Fund LLP, for the site in Gatwick Road, Crawley, will be decided during a meeting of the planning committee on Monday (July 20).
If approved, it will see all buildings on the site demolished and replaced with a mixture of industrial and logistics buildings including warehouses and a self-storage centre.
There will be a total of 36 parking spaces and two larger unloading bays.
The work will see the loss of 17 trees – a mixture of cherry, sycamore, hawthorn, apple, birch and aspen – all of which have been assessed as low value. Thirty new trees will be planted.
A statement submitted with the application said the plan was to "enhance the area’s character, create a distinctive gateway to Manor Royal, and contribute to Crawley’s wider economic objectives".
