Developers are pressing ahead with a controversial housing scheme after winning a bitter court battle.
Bellway Homes wants to build 53 houses and 32 flats with garages and parking spaces on the east bank of the River Arun at Littlehampton.
The plans were formally submitted to Arun Council after the local authority won a court battle against fisherman Clive Mills, who moored alongside the site.
But after a three-day hearing at Worthing County Court a judge found Mr Mills had no right to be on the land at Fisherman's Hard and ordered him to remove his boat by August 1.
The scheme also includes a pub, youth hostel and visitor heritage centre.
