A row of derelict shops in Brighton could be given a new lease of life if plans to transform them are approved.

Park Avenue Estates wants to revitalise rundown shops in York Place.

There has been concern for years about the condition of the premises and their impact on the appearance of York Place and nearby London Road.

Plans include renovating three of the shops and turning two others into a cafe-bar.

Developers would also create 44 flats, 30 per cent of them affordable.

A previous scheme by other applicants was rejected last year, mainly on the grounds of overdevelopment. It included a large pub/restaurant.

Councillors, who are being recommended to approve the scheme in principle, will make a decision on Wednesday.
