Campaigners are calling for developers to remove a supermarket and car park from plans for land next to Brighton station.
The New England Consortium has included them in its planning application as well as proposing hotels, a language school headquarters and hundreds of homes on the site.
Brighton Urban Design and Development (Budd), was holding a community gathering outside Hove Town Hall at 3.30pm today to highlight opposition to the proposals and present alternatives.
Green councillor Keith Taylor, who represents St Peter's Ward and is a founder member of Budd, said the proposals were flawed and should be rejected.
He said: "Allowing this land to be used to build a supermarket and car park that nobody wants or needs will damage the quality of life of thousands by bringing in extra traffic and forcing smaller shops out of business."
Friends of the Earth director Charles Secrett said the site needed genuinely green redevelopment and sustainable community regeneration.
