Major concerns have been raised over a multi-million pound project to transform a seaside town.

Developers want to breathe new life into the derelict Parcelforce depot site in Shoreham.

Their proposals include a seven-storey four star boutique hotel, 84 flats, health club, restaurant and riverfront piazza.

They would enjoy panoramic views of the River Adur estuary and harbour and Shoreham's historic town centre.

The project received "overwhelming public support" during consultation over the site next to the main A259 coast road.

But some resident have described the new development as "Titanic" in proportion to its surroundings and other experts have raised concerns over safety issues.

Urban Life Developments, the firm behind the scheme, is asking Adur District Council's planning committee to approve the plans next week.

However, significant concerns have been raised about the impact and safety of the development.

There are fears that the buildings could become the dominant feature of Shoreham.

At the moment the tallest building in the town's skyline is St Mary de Haura church which dates from 1100.

The Grade I listed building is one of the most important Norman churches in southern England.

West Sussex County Council conservation architects say the new buildings would be "overbearing" and upset the balance of the urban skyline and views to the South Downs beyond.
