The owners of an art deco seafront building in Hove hope to turn it into flats.
Demolition work has already started on the former Caffyns garage and motor showroom in Kingsway.
Many believed the building should be preserved for its architectural value and prominent position at the entrance to Hove.
But conservationists were unable to persuade English Heritage to list the site, protecting it from future development.
It stood largely empty for several years until demolition work got under way in October.
Now Caffyns has submitted plans for one and two-bedroom flats on the site.
The details of the plans are not yet known as the application to Brighton and Hove City Council is only for outline planning permission.
The council has said only a good quality building and design would be suitable for such a landmark site.
The building dates back to 1928 and was designed by EJ Love for the motor trade.
It was enlarged ten years later.
