Leading designer and street fashion label Boxfresh is to open a store in central Brighton.
The firm has secured a retail unit on the corner of Western Road and Dyke Road.
The unit was home to Wax Lyrical, the specialist candle seller.
The lease reverted to the landlord, Brighton and Hove City Council, earlier this year.
The location has the highest annual footfall in the city, according to the latest surveys, because of the many bus stops nearby and the retail attractions of Gap, Marks & Spencer, Starbucks and Orange.
The three-floor store totals more than 2,500sqft and has been let on a new ten-year full repairing and insuring lease, subject to an upward rent review after five years.
Cluttons, which represented the council, said there was strong interest around the asking rent of £80,000pa.
