The number of planning applications refused by Sussex councils prompted Alan King to open an agency to help people reapply in a no-win-no-fee deal.

Mr King, who lives in Brighton, said: "I became very interested in the subject so some time ago I took a course in land planning and planning permission.

"Many people would find it a bit dry but I find it very absorbing and all the different aspects of the rules and regulations can be fascinating.

"The trouble is most people just don't have the time to appeal against a refusal because it can be time consuming and expensive - and more get turned down than get passed.

"I don't view appealing against planning decisions as taking on the council's planning department in some sort of battle. I believe in working with the officers to meet their requirements and challenge their interpretations where I feel they're wrong."

Mr King works with a team of experts who have years of experience in contesting refusals and reapplying.

The company Land Planning Associates, which was founded by Trevor Dennington, takes on cases around the country.

Mr Dennington said: "Planning authorities have tended to have the upper hand for years because few private applicants for planning permission could risk lodging a planning appeal when it would cost them upwards of £3,000 with no guarantee they would end up with the planning permission they want. With a no-win-no-fee service they can't lose."

A charge of £63 plus VAT is made for the case to be scrutinised by the legal team and for them to assess whether it stands a chance of being approved.
