The cost of moving house has fallen by four per cent since last year despite property prices rising by more than 16%, research revealed today.

The Woolwich's Cost of Moving Survey found that during the year to the end of February it cost an average of £4,303 to move from a £100,000 house to a £150,000 one in England and Wales.

But the figure, which includes stamp duty and solicitors, estate agents, land registry and search fees, is four per cent lower than the previous year.

The Woolwich put this down to intense competition driving down solicitors' and estate agents' fees.

The average cost of up-grading from a £300,000 house to a £500,000 one is £21,133, also four per cent lower than the previous year, though the cost of moving from a £60,000 property to a £100,000 was just two per cent cheaper at £3,126.

The majority of estate agents expect prices to continue rising during the coming year.
