Local lettings specialists Leaders are delighted to congratulate their Hove Branch Manager, Joanne Darroch, on her exceptional results in the company’s Intermediate Legal Test.
The Leaders Intermediate Legal Test is designed to ensure that all letting and property management staff are fully competent in carrying out their roles and have a clear understanding and knowledge of all Landlord and Tenant law and rules and regulations governing residential lettings.
Joanne passed the test with a Merit, achieving a score of 87%.
Says Leaders’ managing director, Paul Weller: “We are delighted with the results of our recent Legal Test, with 63 of our employees across our branches, including Joanne, achieving a Merit or Distinction. Congratulations to them all; they have worked very hard and these results prove their in-depth knowledge of letting and their commitment to providing the best possible service to our clients.
“There is more to lettings than meets the eye; many regulations must be adhered to for the safety of tenants and to protect the interests of landlords. Far too often we hear of landlords experiencing problems when they have instructed a lettings agent whose staff are simply not trained in our industry requirements. Our stringent legal training has been designed to ensure that our staff are qualified to let and manage our clients’ properties lawfully, and that tenancies run smoothly for the benefit of both our landlords and tenants.”
Leaders have a comprehensive training programme developed and run by an in-house training department to fulfil the needs of their 450+ staff members and to help each one of them to fulfil their potential. They pride themselves on their Investor in People (IiP) accreditation, which they have held for 10 years, because of the importance they place on training and investment in their employees.
The Intermediate Legal Test, which Leaders runs four times a year to ensure that their staff are fully competent in lettings, requires many hours of home study and a full day of intensive training, followed by a lengthy exam. Subjects covered include:
- An introduction to the English legal system
- Standard contract law and contract law relating to lettings
- Property management
- Complying with legislation to ensure the safety of tenants
- Protecting the interests of landlords
- Health and safety
- Personal safety
