An empty city centre office block could become a new three star hotel.
The owner of Mitre House, the tallest building in Western Road, Brighton, has applied to convert part of it into a 118-bed hotel.
An extra floor would be added to the northern part of the building which fronts Hampton Street.
A previous attempt to convert the building into student accommodation provoked the wrath of conservation groups as it would have increased the size of the whole building by two storeys.
That scheme was refused by Brighton and Hove City Council's planning committee but this time the plans have been given a cautious welcome by conservationists.
Under the conversion plans, the Shakespeare's Head pub and a dental practice which share that part of the building will remain.
However, some shops in Western Road will lose part of their floorspace.
The hotel is expected to create new jobs and will have up to ten members of staff on duty at one time.
Brighton and Hove City Council is due to decide on the application is due in October.
