Plans to build 79 flats and a hotel on a key seafront site have been approved by a council.
Adur District Council has given the go-ahead to the multi-million pound development on the old Parcelforce depot site in Brighton Road, Shoreham.
The Shoreham Waterside development will be mixed use with affordable housing, shops, restaurants and a four star hotel built on the site.
It forms an important part of the regeneration of Shoreham Harbour which has recently been earmarked for 10,000 new homes.
Work on the scheme, which includes a footbridge to allay fears over access if the area were to flood, will begin in January and take two years to complete.
